STATISTICS OF FARMS, HOMES, AND MORTGAGES.
OWNERSHIP AND DEBT IN MISSOURI.

The leading results of the investigation of farm and home proprietorship in Missouri are contained in this
bulletin. In regard to farms the conclusion is that 31.0.5 per cent of the farm families hire and 68.9.5 per cent own
the farms cultivated by them ; that .36.4.3 per cent of the farm owning families own subject to incumbrance and
63. .57 per cent own free of incumbrance. Among 100 farm families, 31 hire their farms, 25 own with incumbrance,
and 44 without incumbrance. On the owned farms there are liens amounting to 153,753,011, which is 32.28 per
cent of their value, and this debt bears interest at the average rate of 7.93 per cent, making the average annual
interest charge $68 to each family. Each owned and incumbered farm, on the average, is worth 62,643, and is
subject to a debt of $853.
The corresponding facts for homes are that 63.74 per cent of the home families hire and 36.26 per cent own
their homes ; that of the home owning families, 72.08 per cent own free of incumbrance, and 27.92 per cent with
incumbrance. In 100 home families, on the avei-age, 64 hire their homes, 10 own with incumbrance, and 26 without
incumbrance. The debt on owned homes aggregates $29,232,658, or 39.78 per cent of their value, and bears
interest at the average rate of 7.30 per cent, so that the annual amount of interest to each home averages $76. An
average debt of $1,041 incumbers each home, which has the average value of $2,616.
There are 6 cities in the class of those having a population of 8,000 to 100,000, and in these cities 59.72 per
cent of the home families hire and 40.28 per cent own their homes; and of the home owning families, 31.27 per
cent own with incumbrance and 68.73 per cent own free of incumbrance. In 100 home families, on the average,
are found 60 that hire their homes, 12 that own with incumbrance, and 28 that own without incumbrance. The
liens on the owned homes are 38.48 per cent of the value of those subject to lien. Several averages show that the
rate of interest is 8.05 per cent ; value of each owned and incumbered home, $2,399 ; lien on the same, $923, and
yearly interest charge on each home, S74.
Kansas city and St. Louis are the only cities in the state having a population of more than 100,000. In Kansas
city 76.87 per cent of the home families hire and 23.13 per cent own their homes; 46.22 per cent of the home
owning families have incumbrance on their homes, and 53.78 per cent own and occupy homes free of incumbrance.
Among 100 home families, on the average, 77 hire, 11 own with incumbrance, and 12 without incumbrance.
Averages for each owned and incumbered home : incumbrance, $2,289 ; value, $5,826 ; interest charge for one year,
$168 ; rate of interest, 7.33 per cent. Homes are incumbered for 39.28 per cent of their value.
In St. Louis 79.53 per cent of the home families hire and 20.47 per cent own their homes; 26.54 per cent of
the home owning families have incumbrance on their homes and 73.46 per cent own and occupy homes free of
incumbrance. Among 100 home families, on the average, 80 hire, 5 own with incumbrance, and 15 without
incumbrance. Averages for each owned and incumbered home: incumbrance, $1,983; value, $4,323; interest
charge for one year, S122 ; rate of interest, 6.15 per cent. Homes are incumbered for 45.86 per cent of their value.
Real estate purchase and improvements, when not associated with other objects, caused 72.26 per cent of the
farm debtor families to incur 72.74 per cent of the farm debt and 79.74 per cent of the home debtor families ta
incur 79.89 per cent of the home debt.
