STATISTICS OF FARMS, HOMES, AND MORTGAGES. 

OWNERSHIP AND DEBT IN PENNSYLVANIA.

Sir: 

The leading results of the investigation of farm and home proprietorship in Pennsylvania are contained in this 
bulletin. In regard to farms, the conclusion is that 25.79 per cent of the farm families hire and 74.21 per cent own 
the farms cultivated by them; that 27.41 per cent of the farm owning families own subject to incumbrance and 
72.59 per cent own free of incumbrance. Among 100 farm families, 26 hire their farms, 20 own with incumbrance, 
and 54 without incumbrance. On the owned farms there are liens amounting to $73,822,97S, which is 40.65 per 
cent of their value, and this debt bears interest at the average rate of 5.43 per cent, making the average annual . 
interest charge $93 to each family. Each owned and incumbered farm, on the average, is worth $4,222, and is 
subject to a debt of $1,716. 

The corresponding facts for homes are that 64.06 per cent of the home families hire and 35.94 per cent own 
their homes ; that of the home owning families 69.38 per cent own free of incumbrance and 30.62 per cent with 
incumbrance. In 100 home families, on the average, 64 hire their homes, 11 own with incumbrance, and 25 without 
incumbrance. The debt on owned homes aggregates $137,868,232, or 43.14 per cent of their value, and bears 
interest at the average rate of 5.52 per cent, so that the annual amount of interest to each home averages $81. An 
average debt of $1,473 incumbers each home, which has the average value of $3,416. 

There are 41 cities in the state in the class of those having a population of 8,000 to 100,000, and in these cities 
61.83 per cent of the home families hire and 38.17 per cent own their homes, and of the homo owning families 33.54 
per cent own with inumbrance and 66.46 per cent own free of incumbrance. In 100 home families, on the average, are 
found 62 that hire their homes, 13 that own with incumbrance, and 25 that own without incumbrance. The liens 
on the owned homes are 40.15 per cent of the value of those subject to lien. Several averages show that the rate 
of interest is 5.79 per cent; value of each owned and incumbered home, $3,274; lien on the same, $1,315, and 
yearly interest charged on each home, $76. 

Allegheny, Philadelphia, and Pittsburg are the onlj^ cities in the state having a population of more than 100,000. 
In Allegheny, 73.10 per cent of the home families hire and 26.90 per cent own their homes; 36.24 per cent of the 
home owning families have incumbrance on their homes, and 63.76 per cent own and occupy homes free of 
incumbrance. Among 100 families, on the average, 73 hire, 10 own with incumbrance, and 17 without incumbrance. 
Averages for each owned and incumbered home: incumbrance, $1,734; value, $4,601 ; interest charge for one year, 
$102 ; rate of interest, 5.86 per cent. Homes are incumbered for 37.68 per cent of their value. 

In Philadelphia, 77.24 per cent of the home families hire and 22.76 per cent own their homes; 38.71 per cent 
of the home owning families have incumbrance on their homes, and 61.29 per cent own and occupy homes free of 
incumbrance. Among 100 families, on the average, 77 hire. 9 own with incumbrance, and 14 without incumbrance. 
Averages for each owned and incumbered home : incumbrance, $2,697 ; value, $5,305 ; interest charge for one year, 
$140 ; rate of interest, 5.19 per cent. Homes are incumbered for 50.84 per cent of their value. 

Home values in Philadelphia do not always include land values, because the land on which a dwelling stands 
is frequently not owned by the owner of the dwelling ; hence the ground rent system in that city makes the values 
of owned homes lower than they would be if the same person owned both land and dwelling ; and it has a like 
effect upon the amount of the incumbrance,

In Pittsburg, 72.11 per cent of the home families hire and 27.89 per cent own their homes; 37.90 per cent of 
the home owning families have incumbrance on their homes, and 62.10 per cent own and occupy homes free of 
incumbrance. Among 100 families, on the average, 72 hire, 11 own with incumbrance, and 17 without incumbrance. 
Averages for each owned and incumbered home : incumbrance, $1,635 ; value, $4,235 ; interest charge for one year, 
$95 ; rate of interest, 5.83 per cent. Homes are incumbered for 38.61 per cent of their value. 

Real estate purchase and improvements, when not associated with other objects, caused 80.15 per cent of the 
farm families to incur 81.61 per cent of the farm debt and 85.42 per cent of the home families to incur S3. 85 per 
cent of the home debt.
